FOR IMMEDIATE PRESS RELEASE CHELMSFORD

The Chelmsford Board of Assessors has received preliminary approval from the Massachusetts Department of Revenue on the comprehensive reassessment of all real and personal property for Fiscal Year 2017. Representatives from the Department have reviewed the data to ensure that the proposed assessments are reflective of the Market Value as of January 1, 2016.

The proposed valuations are based on real estate sales that occurred in calendar year 2015. It is important to note the Fiscal Year 2017 tax rate has not been set.

The revaluation included reviewing all properties that sold in calendar year 2015 and physical inspections of all Residential, Commercial and Industrial buildings. The proposed overall valuation of the community for FY 2017 has been adjusted to reflect the Chelmsford real estate market. State officials have conducted a statistical analysis and reviewed representative samples of parcels, and have determined that the Assessor’s revaluation program and proposed assessments comply with state requirements. Residential valuations increased 4% to 6% while Commercial/ Industrial have trended upward 2% to 4%.

The new assessments are available for public inspection from THURSDAY,
NOVEMBER 17, 2016 THROUGH WEDNESDAY, NOVEMBER 23, 2016 in the Board of Assessors office during business hours, Monday – Friday from 8:30 a.m. to 4:00 p.m. with no appointment necessary.
