PUBLIC AUCTION NOTICE – TAX POSSESSION PROPERTY LOCATED ON BILLERICA ROAD, CHELMSFORD 

Parcel Identifier No. 73/326/10 

A parcel of land located on Billerica Road, Chelmsford will be sold at Public Auction on Wednesday, April 28, 2021 at 10:00 A.M. at Town Offices, 50 Billerica Road, Chelmsford, MA outside in the rear parking lot near the entrance to the gymnasium. This parcel of land is shown in the records of the Chelmsford Assessors as Parcel Identifier number 73/326/10 (formerly identified as Assessors’ Plat 129, Block 36, Lots 39A and 42B), and being the premises described in Middlesex North Registry District Certificate of Title 6668, and in Middlesex North District Registry of Deeds, Book 1023, Page 432. The parcel contains approximately 9,158 square feet, more or less. 

Auction Location/ COVID-19 Precautions: The auction will be conducted outside in the Town Offices Rear Parking Lot near the gymnasium entrance. In the event of rain or inclement weather, the auction will be moved inside the gymnasium. Face masks are required for all attendees. For everyone’s safety, social distancing must be maintained at all times. Hand sanitizer will be available. Please park in the rear lot behind Town Offices. 

Background: The Town of Chelmsford acquired this property as the result of a Judgment entered by the Land Court on June 15, 1984 in the Town’s tax lien foreclosure Case No. 80 TL 059101. 

Terms and Conditions of Sale The successful bidder will be required to pay a non-refundable deposit of $5,000.00 in the form of money order, or certified check to pre-qualify for auction participation. Personal or business checks will not be accepted. The buyer will also be required to pay pro forma real estate tax for the remainder of FY 2021 and all of FY 2022. The buyer will be required to execute a Memorandum of Sale, Certificate of Non-Collusion, Arson/Tax Delinquency Statement, and other forms required by law. The balance of the purchase price and all fees must be paid to the Town of Chelmsford within 30 days after the auction. Additional terms and conditions may be announced at the auction.
