[ARCHIVED] Reassessment of Real & Personal Property Tax for Fiscal Year 2021

The Chelmsford Board of Assessors has received preliminary approval from the Massachusetts Department of Revenue on the comprehensive reassessment of all real and personal property for Fiscal Year 2021. Representatives from the Department have reviewed the data to ensure that the proposed assessments are reflective of the Market Value as of January 1, 2020.

The proposed valuations are based on real estate sales that occurred in calendar year 2019. It is important to note the Fiscal Year 2021 tax rate has not been set.

The revaluation included reviewing all properties that sold in calendar year 2019 and physical inspections of all Residential, Commercial and Industrial buildings. The proposed overall valuation of the community for FY 2021 has been adjusted to reflect the Chelmsford real estate market. State officials have conducted a statistical analysis and reviewed representative samples of parcels, and have determined that the Assessor’s revaluation program and proposed assessments comply with state requirements. Residential valuations are proposed to increase 4% to 6% while Commercial/ Industrial valuations are proposed to increase 2% to 4%. 

The proposed assessments are available for public inspection from FRIDAY, NOVEMBER 13, 2020 THROUGH MONDAY, NOVEMBER 23, 2020 in the Board of Assessors office during business hours, Monday, Wednesday and Thursday from 8:30 a.m. to 4:00 p.m. Tuesday 8:30 to 7:00 and Friday 8:30 to 1:00. The Town Hall is located at 50 Billerica Road. In addition, assessment information is available at the Town Library @ 24 Boston Rd.
